How long should a roof last?

With proper venting a roof should last 20 to 30 years.  Many times inadequate venting is a cause of pre-mature roof failure.  Having two layers of shingles on your roof will also shorten the lifespan of the top layer of shingles.

A common problem with roofs leaking is with the soil stack covers.  There are two types of soil stack covers, neoprene and lead.  The neoprene boot will last anywhere between eight and 12 years before cracks cause potential leaking into the attic or ceilings below.  We recommend using a lead soil stack so this issue won’t happen.
